Step 5 — Collections Placement: Final Accounting + I.C. System Setup (Maryland)

After the tenant is out, we turn the final balance into a professionally placed collections account.

Included:

• Final accounting: rent through move-out, the tenant's share of utilities, and documented damage or cleaning charges with invoices
• Set up of your own I.C. System collections account (a national contingency-fee agency)
• Assembly and submission of the placement package: lease or agreement, ledger, judgment and final accounting
• Status tracking and updates as the agency works the account

How the money works: you pay this one flat setup fee to us. I.C. System works on contingency — its fee comes out of money actually recovered, under your own agreement with them.

Your debts are never placed under our account. Every client collects under their own account, in their own name.

After you pay — upload your documents here: Client Document Upload form. We need your lease or occupancy agreement, rental license, and rent ledger to start. You will also sign the agent authorization inside that form. We review everything and email you within one business day.
