Participation constitutes entrant’s full and unconditional agreement to these Official Rules and Sponsor’s decisions, which are final and binding in all matters related to this Giveaway.
1. Sponsor
This Giveaway is sponsored by annizon.com.
2. Eligibility
Open only to legal residents of the United States who are at least 18 years old at the time of entry. Void where prohibited or restricted by law. Employees, contractors, or affiliates of Sponsor and members of their immediate household are not eligible.
3. How to Enter

Paid Entry: Entrants may enter by purchasing an entry through [Annizon.com]. Available entry tiers are $2, $5, or $10.

Free Entry (AMOE): To comply with applicable laws, entrants may also enter for free by mailing a legibly handwritten 3x5 card containing their name, address, phone, and email to [Sponsor Mailing Address]. Limit one entry per envelope.
All entries must be received by the posted closing date.
4. Entry Limits
Sponsor may, in its discretion, set limits on the maximum number of entries per person or household. Automated, fraudulent, or incomplete entries will be void.
5. Prize
One winner will receive ownership of the residential property located in Fort Washington, Maryland (approximate value $499,999) or, at Sponsor’s sole discretion, a cash substitute of equal or lesser value. Sponsor will cover standard closing costs, title transfer fees, and attorney fees required to transfer ownership. Sponsor will not pay for insurance, taxes, utilities, or future ownership costs.
6. Odds of Winning
Odds depend on the number and type of entries received. Illustrative odds:

$10 entry: approximately 1 in 100,000
Actual odds vary depending on the total number of entries submitted.
7. Winner Selection and Notification
The winner will be selected in a random drawing conducted by Sponsor or its authorized representative once the entry threshold is reached. The drawing will be conducted in a transparent and verifiable manner. The winner will be notified by email or phone within 7 days and must respond within 10 days to claim the prize. Failure to respond may result in disqualification and selection of an alternate winner.
8. Minimum Entries and Sponsor’s Right to Cancel
This Giveaway requires a minimum revenue threshold of $1,000,000 from combined entry sales for the prize to be awarded. If the threshold is not reached by the closing date, Sponsor reserves the right to:

Extend the entry period,

Substitute a prize of equal or lesser value, or

Cancel the Giveaway entirely.
Sponsor further reserves the right, at its sole discretion, to cancel or withdraw this Giveaway at any time prior to the drawing for any reason. In the event of cancellation, all paid entries will be refunded in full and no prize will be awarded.
9. General Conditions
Sponsor reserves the right to disqualify any entrant who tampers with the entry process, violates these Official Rules, or acts in a disruptive or unfair manner. Sponsor is not responsible for lost, late, misdirected, incomplete, or corrupted entries, or for any technical errors or malfunctions.
10. Release and Limitation of Liability
By entering, participants release and hold harmless Sponsor, its affiliates, employees, and agents from any claims, liabilities, or damages arising out of participation or acceptance of the prize. Sponsor’s maximum liability is limited to refunding entry fees in the event of cancellation.
11. Taxes
The winner is solely responsible for all federal, state, and local taxes associated with the prize. Sponsor will not provide tax, financial, or legal advice.
12. Governing Law
This Giveaway is governed by the laws of the State of Maryland. All disputes shall be resolved exclusively in state or federal courts located in Maryland.
13. Privacy
Personal information collected will be used solely for the administration of this Giveaway and will not be shared or sold, except as required by law.
14. Winner’s List
To obtain the name of the winner, send a request with a self-addressed stamped envelope to: [Sponsor Address], after the drawing has been completed.
Cancellation & Refunds
Entrants may withdraw from the Giveaway at any time by contacting the Sponsor in writing. Upon verified request, Sponsor will refund the entry amount and remove the entrant from the drawing.
Sponsor also reserves the right to cancel or withdraw the Giveaway at any time prior to the official drawing for any reason. In the event of cancellation by Sponsor, all paid entries will be refunded in full, and no prize will be awarded.
